Dear Prospective buyer:

Thank you for your interest in one of the most beautiful Colorado ranches for sale located in the Roaring Fork Valley. It is 70 acres, zoned agricultural, with a land tax of $6,012.28 – 2008. Just 30 minutes from downtown Aspen, the ranch is private, secluded, and is surrounded by the Snowmass Wilderness.

When you are on the ranch, you feel removed from the worries of the fast pace of our world. At Moon Run Ranch, you step back in time, to a gentler era.

There is an extensive trail system for horseback riding & x country skiing.
One private trail leads directly into the wilderness from the ranch.
The Snowmass – Maroon wilderness trail head is 3 miles down the road from the ranch. So is the Snowmass Ski area’s Campground lift. The ski lift is 9 minutes by car or snowmobile from the ranch. There is never a lift line, and if you don’t have a season pass, you can buy your skier day pass, right at the bottom of our peaceful, private little valley.

There is 1 year round, large pond fed by Snowmass Creek. The depth of the pond & the consistent water flow is ideal for fish living through the winter, which provides great fishing in the summer. ( Browns & rainbows)
There are also, 2 smaller irrigation supplied ponds that are summer only ( one pond could be made a year round water fed pond)

This is a list of horse related ranch structures & amenities:

1 small foaling paddock w/ shelter
4 medium sized (app. 4 acres each) turn out paddocks
2 large (app. 20 arces each) turn out paddocks
All grass paddocks have enclosed dry lots with landscaped loafing sheds, water hydrants for water tanks, and all fencing is horse safe V mesh wire, RR tie posts, & top rail (wooden 2”x6”) (Kentucky Horse Fencing) painted with black horse safe paint.

The main show barn has 8 (12’x12’) box stalls w/ rubber mats & electric waterers, a feed room, tack room (12”x24”), wash stall (12’x12’) w/ hot & cold running water & heat lamp above. There is an office w/ fire place. There is a manager’s room w/ bath room – shower. Upstairs there are two caretaker’s apartments (one bedroom, office, & full bath in each apt.) The show barn is heated with overhead radiant heat with one specifically over the wash stall.

Water falls, stone walls, and flower gardens greet you, as you walk the property. There is an extensive system of irrigation ditches, ponds, and sprinkler systems, which keep the ranch green & productive.

The ranch has the capacity to graze as many as 30 horses or other animals, but at some times, has had as few as 6 personal horses on the land & in the stables.

Moon Run Ranch has been run as a commercial agricultural operation & retains the grandfather ability to do a commercial business. However, the ranch would make a wonderful private property for individual use as a retreat. Snowmas Creek is pristine and peaceful, and Moon Run Ranch is nestled in the valley floor, surrounded by wilderness. Wildlife live on the ranch, and every year the female deer, who were born here, return with their new spotted babies & pass through the yard of the ranch house. The blue heron visits the pond every evening, as fish jump for the new hatch. A family of red tail hawks raises their young in an old pine on the West side of Snowmass Creek Road. When it is time for their first flight, they soar daily, over the pastures of the ranch. It is still safe here, in this hidden valley, and the wildlife know that. They are at ease with ranch activities, horses, and people.

The original log ranch house was built in 1976, is 2,513 sq. ft., and is authentic & romantic. It is nestled in the trees by Snowmass Creek and is protected from view. It is very private & peaceful. It has been said that its’ interior is “like Ralph Lauren, only real”. With today’s standards, this small quaint log house, although romantic, sits on the perfect site for someone’s dream home.
Right now you are allowed to build 5,750 sq ft residence on Moon Run Ranch, without going through review. You can apply for TDR receivership site. (costs about $1,400.00) Once that is accomplished, you would pay $250,000.00 to bring the residence to the maximum for Snowmass Creek of 8,250 sq ft.

The original ranch covenant allows that the ranch may be subdivided into two 30 acres parcels. This ability stills stands, but at this time Pitkin County has strenuous approval reviews. There is an old saying that if you have enough patience, persistence, & money, you can accomplish anything. I believe that is true.

The only reason that I am offering Moon Run Ranch for sale is that I have lived & worked the ranch life for 36 years, and I am ready for a change in my life. Travel may be in my future, and I want to give the ranch into patient, loving hands before I retire. I know that the right person will come along, and this land will fill their heart & soul, as it has done for me.
