Moon Run Ranch - Ranch Improvements

The original log ranch house was built in 1976 and is nestled into the aspen trees next to Snowmass Creek. This authentic mountain home consists of 2,513 sq. ft., with original log construction, romantic sunken den, moss rock fireplace and large plate-glass windows overlooking the ski slopes of Snowmass Mountain.

The main show barn has 8 (12'x12') box stalls with rubber mats & electric water feeders, a feed room, tack room (12"x24"), wash stall (12'x12') with hot & cold running water & heat lamp above. There is an office with fireplace. There is a manager's room with bath room and shower. Upstairs there are two caretaker's apartments (one bedroom, office, & full bath in each apt.) The show barn is heated with overhead radiant heat with one specifically over the wash stall.

The upstairs loft can hold 50 tons of hay & storage, with drive in access. Small new little barn has 6 (12'x12') box stalls & storage. General store & trading post has a shop area, storage, and a bathroom stubbed in for improvement.

Other horse related structures include:
1 small foaling paddock with shelter
4 medium sized (app. 4 acres each) turn out paddocks
2 large (app. 20 arces each) turn out paddocks
2 large riding arenas (150x220') & (95'x150')
60' round pen
1 open flat pad area (170'x120') base prepared with sand & suitable for a
future indoor riding arena - (potentially 100'x150')

There is a small pump house with water storage tanks, so that there is enough water for both apartments & the horses. Water falls, stone walls, and flower gardens greet you, as you walk the property. There is an extensive system of irrigation ditches, ponds, and sprinkler systems, which keep the ranch green & productive. Current zoning allows for another residential structure to be built on the property. Building approval, location and maximum square footage is governed by local and county ordinances. Potential buyers should seek their own statement of opinion regarding residential expansion on this property.
